Financial Controller

On behalf of our client, a real estate company, we are looking for a Financial Controller to be based at their offices in Limassol, Cyprus.

Main Duties and Responsibilities:

  • Owns the monthly, quarterly, and annual financial reporting cycle, including consolidated group P&L, balance sheet, cash flow, and SPV final accounts
  • Delivers accurate, insightful management reporting to the CEO and shareholders
  • Leads and develops the Finance team (AR, AP, FP&A), setting priorities, reviewing outputs, and ensuring timely group close
  • Owns the internal control framework and establishes IFRS- and Cyprus-compliant accounting policies and approval workflows
  • Manages group and SPV audits end-to-end, maintaining audit-ready records and resolving material adjustments
  • Oversees group-wide VAT and corporate tax compliance, coordinating with external advisors to ensure compliant, tax-efficient structuring
  • Owns group treasury activities, including cash position reporting, banking relationships, facilities, and payment approvals
  • Leads the annual budgeting and cost control process, overseeing consolidation, variance analysis, and corrective actions
  • Acts as a strategic finance partner to the CEO, owning SAP as the financial source of truth and driving reporting, data, and automation improvements

Job Requirements:

  • Holder of a ACCA, ACA, or equivalent qualification
  • 8+ years of relevant experience, including audit firm background (Big 4 or mid-tier strongly preferred)
  • Prior experience in similar roles including Financial Controller, Head of Finance, or Senior Audit Manager 
  • Multi-entity / group consolidation experience essential
  • Strong technical knowledge of IFRS and Cypriot tax and VAT
  • Experience managing banking relationships and treasury operations
  • Strong working knowledge of SAP (or comparable ERP)
  • Advanced Excel and financial modeling skills
  • Fluent in English and Greek, in both verbal and written form
